It’s a strange season to be running a park. Construction lending is tight, refinance windows keep slipping, and the network you put in five years ago is now expected to carry cameras, access control, gate systems, IoT meters — and a growing share of long-term residents who treat your WiFi like home internet.

We’ve heard versions of that story from dozens of park owners and property managers over the last 90 days. A few patterns worth sharing:

Long-term residents are reshaping network design. Workforce housing and extended-stay guests have shifted the math. Operators are moving to hybrid models — outdoor WiFi plus hardwired Ethernet to the pedestal — so a work-from-RV resident gets reliability without compromising the transient guest experience. Below-ground assets last 20 years; wireless bridges last 5. For long-term investors, that gap matters.

The network has become operational infrastructure, not just guest WiFi. Cameras, POS, IoT meters, access control, gate systems — properties are consolidating them onto one monitored network. Multi-property operators are leading this shift to control cost, reduce vendor sprawl, and standardize across portfolios.

Phased deployments are back. With capital tighter, partners are aligning network rollouts to site activation and revenue ramp — 2- and 3-phase builds that protect cash flow without locking in old infrastructure.
